What are they?

LOOKING FOR A TENANT

Accompanied visit of your accommodation with pre-selection on file of potential tenants.

COMPOSITION OF THE FILE

  • ID paper.
  • Student card.
  • Pay slips for the last 3 months.
  • Employment contract or employer certificate.
  • Last tax notice (the last 2 if on a fixed-term, temporary or intermittent contract).
  • Rent receipts for the last 3 months or last property tax (for those who are owners).
  • Persons acting as guarantors must provide the same documents.

DRAFTING A LEASE

Establishment of the contract according to the terms of the law n° 89462 of July 6, 1989.

HOUSING MAINTENANCE

For work: visit, quote, owner agreement, work monitoring.

FINANCIAL MANAGEMENT

Collection and verification of the proper payment of rents by our services.

IN CASE OF DEFAULT

UNPAID RENT INSURANCE. Management of the follow-up by the agency of the file until the order to pay by bailiff. Then, delivery of the file to; insurance.

SECURITY DEPOSIT

Collection of the security deposit (1 month of base rent) paid in full; to the owner without fees. Return to the exit after inventory.

At the end of each quarter, a management account is sent to the to the owner, with a monthly installment.

MISCELLANEOUS SERVICES

Review of the rent at; each anniversary date.

Annual adjustment of rental charges. Settlement of calls for funds from owners to the Trustees. Summary of the elements necessary for the declaration of property income given each year to the owners. Immediate notice of each leave given.

Notice of end of lease to the landlord, followed by leave for sale or living.
